We understand the property has pedestrian and vehicular rights-of-access over a long grassed track, which is presently overgrown, with the boundaries not being defined. Metal gate opens into the curtilage with overgrown grassed areas to the front and side, offering on-site parking and garden space. Small lean-to store to left-hand side. Lean-To Store with double wooden doors. Narrow grassed track to the left-hand side and rear, with water tap to left-hand side. We believe there is a public footpath down the grass track and the curtilage is separated from the spectacular estuary by a field.

Services

We understand the property only has mains electricity connected. Subject to Building Regulation Approval, a private drainage system would need to be installed, such as a sewage treatment plant. There is no mains water to the property and we are in receipt of an estimate from P H Drilling, dated 16th June 2021 in the region of £12,678 including VAT, for the provision of a water bore hole system. A Conveyance dated 10th September 1929 states that Felin Wen has the right to draw water from a nearby spring (well) – IF STILL VIABLE. Directions
