We understand Tan Y Cytiau Lodge has rights-of-way over a made-up tarmacadam private lane leading to Tan Y Cytiau, with 2 imposing white painted stone gateposts, through which gives access onto a gravelled parking area, to the rear of the property. The gravelled path extends around to the front of the property offering a gravelled paved patio. There is a sizeable lawned garden to the right-hand side, partially sub-divided by shrubs and bushes (which also hide the oil storage tank), and enclosed by timber fencing. There is a feature dwarf 3-sided open stone store (no roof) to the front, with a lovely sizeable terraced timber deck to the left-hand side from which to enjoy the stunning rural and coastal views; a gate off the timber deck gives access into the field, which has gated access off the tarmacadam lane.
We understand the RSPB paid to fence the paddock and pay a reduced annual grazing licence of circa. £200 per annum, up until October 2023. We do, however, understand that this arrangement can be broken by the owner at any time, subject to paying the outstanding balance of the fencing costs. Interested purchasers should seek clarification from their legal advisers.
We have been advised by the Seller that the property is Freehold. Interested purchasers should seek clarification of this from their Solicitor.
